Women homebuyers in several Indian states continue to receive financial incentives on property purchases, including lower stamp duty rates, concessional home loan interest rates and benefits under government housing schemes.The measures are aimed at promoting greater female ownership of real estate while advancing financial inclusion and gender equity.Stamp duty, a tax paid to the state government when a property is bought or transferred through a gift, is calculated on the higher of the property's purchase price or the government-notified circle rate.While the rate varies across states, many have introduced concessions for women buyers.In Delhi, women pay a stamp duty of 4 per cent, compared with 6 per cent for men. In Uttar Pradesh, women are charged Rs 40 for every Rs 1,000 of a property's value, up to a valuation of Rs 10 lakh, while men pay Rs 50 per Rs 1,000 under the same valuation limit.In Maharashtra, women are offered a one per cent concession in stamp duty on the purchase of residential properties.The concession is made to allow women to play a more proactive role in property ownership.

It allows a broader shift towards financial inclusion and gender equity in the real estate sector.Such initiatives also increase joint ownership of properties, as a female co-owner may lead to lower stamp charges.Buyers also depend on home loans for the purchase of the property. Generally, women are offered lower interest rates compared to men. As dual income is taken into consideration, female or joint ownership also helps in securing bigger home loans.The government also allows housing subsidies for female-owned properties. For acquiring benefits under the Pradhan Mantri Awas Yojana (PMAY), houses constructed, acquired or purchased with the scheme’s assistance should be in the name of the female head of the household or jointly in the name of the male head of the household and his wife.A house can be registered solely in the name of a male family member only if there is no adult female member in the household.
